Placer County’s real estate market saw a variety of changes during 2025 and 2026, with home prices, property sales, lending activity, and foreclosure trends influencing the county’s overall housing conditions. Market activity shifted throughout the period as local demand and property transactions evolved.

The chart highlights changes in home prices, lending activity, sales volume, and foreclosure trends across Placer County between 2025 and 2026.

The local housing market opened 2025 with a median sale price of $1.15 million before climbing to $1.38 million in March. Prices eased during the second half of 2025 but rebounded in 2026, reaching $1.40 million in May, the highest value shown in the chart.

As property values increased, estimated down payments also became larger. The median buyer needed approximately $230,000 in January 2025, while the figure rose to $280,000 by May 2026, reflecting the higher cost of purchasing homes across the county.

Sales activity followed a seasonal pattern with the strongest performance during spring. Transactions increased from 585 homes in January 2025 to 980 in June 2025, while May 2026 recorded 1,014 sales, outperforming every month from the previous year.

Purchase lending expanded alongside home sales, growing from 456 loans to 791 loans between January 2025 and May 2026. Meanwhile, refinance activity rose more steadily, increasing from 290 loans to 580 loans by March 2026, suggesting more existing owners refinanced their mortgages.

Home equity lending remained consistently active during the reporting period. Monthly HELOC loans increased from 380 in January 2025 to 555 in May 2026, indicating many homeowners chose to access accumulated equity while retaining ownership of their properties.

Foreclosure activity showed moderate year-over-year growth rather than sudden spikes. Monthly filings climbed from 115 to 168, while foreclosure starts increased from 68 in early 2025 to 101 by April 2026, pointing to a gradual rise in distressed property cases.

Completed foreclosures increased from 18 properties in January 2025 to 36 in April 2026. Although REO activity became more noticeable than a year earlier, completed foreclosure totals remained relatively modest compared with overall housing sales across Alameda County.
